Michael (Mike) Blum has called the Rio Grande Valley home since 1972, arriving after two years in the U.S. Army and completing his Master’s Degree in City Planning. For more than five decades, he has helped shape the growth of South Texas through a unique combination of city planning, economic development, land development, and commercial real estate expertise.

Throughout his career, Mike has been involved in numerous transformative projects that have contributed to the growth of the Rio Grande Valley, including master-planned communities, retail centers, industrial developments, logistics facilities, and infrastructure initiatives that have influenced the region’s economic development and expansion.

From 1989 to 1991, Mike served as President of First City Development Services Group, where he was engaged by Hunt Oil Company to prepare the master plan for Sharyland Plantation. During that assignment, he identified the future location of the Anzalduas International Bridge and subsequently directed efforts to secure its Presidential Permit. In 1998, he met with President Bill Clinton in McAllen to present the case supporting the bridge project. The permit was approved in 1999, and the bridge opened in 2009, becoming a key international trade corridor for South Texas.

Mike’s public service includes serving as McAllen’s first City Planner, Assistant City Manager, and member of the McAllen Public Utility Board. These experiences provided firsthand insight into the relationship between land use, infrastructure, economic development, and long-term community growth. Early in his career, he documented the cost of extending infrastructure into unregulated subdivisions, helping local leaders understand the long-term consequences of poor land-use decisions and contributing to broader discussions that ultimately supported stronger subdivision regulations in Texas.

Since entering commercial real estate in 1993, Mike has specialized in land, retail, office, industrial, and investment properties. His planning background allows him to evaluate real estate not simply as acreage, but as future development opportunities shaped by infrastructure, demographics, market demand, public policy, and financial feasibility.

Today, as a Partner and Broker with NAI STX, Mike combines decades of experience with advanced technology, including GIS mapping, demographic analytics, and AI-powered development visualization, to help landowners, developers, investors, businesses, and communities identify opportunities and make informed decisions. His ability to visualize potential development scenarios helps clients better understand a property’s highest and best use before significant capital is committed.

Mike regularly assists clients with site selection, land acquisition and disposition, economic development initiatives, development feasibility analysis, investment strategy, and project positioning. He has worked with private developers, investors, manufacturers, retailers, public agencies, and community leaders throughout South Texas to create projects that generate jobs, expand the tax base, and support long-term economic growth.

His guiding philosophy is simple:
